Market Overview

Flagstaff sits at about 7,000 feet on the Colorado Plateau, under the San Francisco Peaks, and it behaves unlike anywhere else we manage. It has genuine winter, a summer season driven by Phoenix residents escaping the heat, and Northern Arizona University at the center of the town — which means a rental market with a floor under it that the Valley simply does not have.

That mix cuts both ways. University demand is deep and predictable, and it runs on an academic calendar rather than a normal one: the leasing window is short, it opens early, and a property still on the market in August has missed the year. Mountain properties also carry maintenance the Valley never sees — snow load, freeze protection, wood heat, and access roads that need plowing. We budget for those before the first winter, not during it.

We work the whole city and the communities around it: downtown and the historic Southside, Cheshire and Coconino Estates, University Heights, Ponderosa Trails, Kachina Village, Mountainaire, Forest Highlands and Doney Park.
