Market Overview

The Village of Oak Creek — Big Park to the people who live there — sits about six miles south of Sedona on State Route 179, with Bell Rock and the Courthouse Butte directly overhead. It is unincorporated Yavapai County rather than the city of Sedona, and that distinction is not trivial: it changes which short-term rental rules apply, and it is the first thing we check before advising an owner here.

For buyers the appeal is straightforward — the same views and the same trailheads, at a materially lower entry than comparable Sedona property, with golf at Oakcreek Country Club and the Sedona Golf Resort in the middle of it. For owners the market splits cleanly between long-term residents and a nightly market feeding off Sedona tourism.
