If there is a fit, we email your link. Credit, background and eviction screening through our screening partner, RentSpree. Every adult 18+ applies; the screening fee is paid to RentSpree, not to Barré.

Typically one to three business days on a complete file. The most common delay is a landlord who does not return a call.

Lease and keys

Lease signed electronically, deposit and first month paid through the portal, move-in inspection, keys.

What We Look For, Published.

One written standard, applied to every applicant on every property we manage. You should know it before you pay anyone a screening fee.

Income

Verifiable household income of about three times the monthly rent. All lawful sources count.

Credit

Reviewed as a whole history, not a single number. A thin file with a clean record reads differently from a thick one with recent trouble.

Rental history

A clean payment record, and landlord references we can actually reach.

Background

Screened under one written standard applied to every applicant on every property, with any record reviewed individually as fair-housing guidance requires.

Pets

Welcome wherever the owner allows them. Deposit and pet rent are set per home and told to you before Step 2, never after.

Identity

Government photo identification for every adult at Step 2.

Is Step 1 a credit check?
No. Step 1 is self-reported and free. Nothing is pulled. Credit, background and eviction screening happen only at Step 2, through RentSpree, and only after you have chosen to go ahead.
Does Step 1 cost anything?
No. The only fee in the process is the Step 2 screening fee, which is paid directly to RentSpree, the screening company, and not to Barré Properties. We tell you the amount before you start Step 2.
Does every adult have to fill this out?
Step 1 is one per household — list every adult by name. At Step 2, every adult 18 and over completes their own application, because each person is screened individually.
Do I need to have seen the home first?
No. Many of our owners live out of state and want a qualified applicant lined up before a showing. Sending Step 1 first often gets you the showing faster.
What if there is something in my history?
Say so in Step 1. A record reviewed with context reads very differently from one discovered at Step 2, and we look at every file individually rather than applying a blanket rule.
I am looking for commercial space, not a home.
Use the Commercial space switch at the top of the form. Commercial applications go to the designated broker, and the financial disclosure comes at Step 2, not here.
What happens to my information?
It goes to our leasing desk and nowhere else. We use it to match you to a home and to send your Step 2 link. It is not sold, shared or added to a marketing list.
