What happens to my client?
They stay yours. We sign a written non-compete and non-solicitation agreement before we take the referral: we manage the property, we do not list it, and when the owner is ready to sell, the listing returns to you.
How is the referral fee structured?
Negotiable, and ongoing rather than one-time. We discuss the arrangement with you up front and put it in writing before anything begins. Terms depend on the property, the portfolio size, and whether the referral is a one-off or a continuing relationship.
Why would I refer a client instead of managing it myself?
Because management is a different business from sales, and doing it occasionally is how agents end up with a 2 a.m. maintenance call and a client relationship damaged by something outside their expertise. Referring it keeps the relationship intact and keeps you selling.
