Questions Owners Ask Most

How quickly can my property be rented?
Most well-priced properties in our core markets lease within 2–4 weeks of going live. Pricing honestly on day one is the single biggest factor — we’d rather have a candid conversation up front than let your property sit vacant at a fantasy price.
What do you charge?
Every property is different, so every management plan is custom — built around your property and goals, with transparent terms: no setup fee, no maintenance markups, and all fees spelled out in the management agreement before you sign anything.
How do you screen tenants?
Every adult applicant is screened for credit, verified income (typically 3x rent), rental history, and criminal background, in full compliance with fair-housing law. We’d rather leave a property vacant two more weeks than place the wrong tenant.
When do I get paid?
Owner disbursements are sent monthly by direct deposit, accompanied by a full statement in your owner portal showing rent collected, expenses, and reserves.
What happens if a tenant stops paying?
We follow Arizona’s statutory notice process immediately — typically a 5-day notice — and pursue resolution or eviction through our established legal partners. You’re informed at every step; most cases resolve before court.
Do you handle short-term and furnished rentals?
Yes — in markets where regulations allow, we manage both long-term and short-term strategies and will tell you honestly which one your property and city ordinances actually favor.
Can you manage my second home when it’s not rented?
Yes. Home-watch visits, vendor coordination, and seasonal preparation for owners who split time between states — ask about estate and second-home care.
I’m managing it myself today. Is switching painful?
No — we handle the transition: tenant notification, document and key transfer, deposit accounting, and portal setup. Most self-managing owners are fully transitioned within a week.
