Market Overview

Munds Park is a cabin community in the pines just off Interstate 17, roughly seventeen miles south of Flagstaff and forty north of the Verde Valley. Most of what is here was built as a second home, and most of it stands empty for a good part of the year — which is precisely the kind of property that either earns its keep or quietly costs money.

The season is real and it is short. From late spring through the fall the town fills with Valley families, and nightly demand is strong enough that a well-presented cabin books out well ahead. In winter it thins to snow weekends and holidays. Managing here means running two different businesses in one year and knowing when to switch.

It also means knowing what a mountain cabin needs when nobody is in it: pipes winterized properly, propane monitored, the roof checked after a heavy snow, and eyes on the place between guests rather than between seasons.
