We walk the home on the schedule you choose, inside and out: leaks, air conditioning, pests, doors, windows and anything the weather moved. You get a Property Health Report with photos after each visit.
Before you leave, we set the home for the heat: thermostat, water, pool and irrigation. During the summer monsoon we check after major storms for roof, drainage and landscaping damage.
Pool, pest, landscaping and HVAC vendors work to a schedule we manage, and routine maintenance is billed at the vendor’s price. Larger projects are quoted and approved in writing first.
Tell us when you’re coming. We confirm the home is clean, cool and working, with utilities on and any issues handled before you land.
If you’d like the home to earn while you’re gone, we can lease it furnished for a season or longer, and handle any short-term rental license your city requires.
Start with your insurance policy, since many set rules for homes left unoccupied. Most owners choose weekly or every-other-week visits, with extra checks after monsoon storms and before every arrival.
Yes. Furnished seasonal leases are popular in the Valley from January through April, and longer leases work too. Short-term rentals need a city license in most Valley cities, plus a state tax license, and we handle both.
It depends on the home and how often you want it checked. We quote one all-inclusive rate in writing before you sign, and routine maintenance is billed at the vendor’s price.
