In practice, an Arizona management change is a paperwork exercise with a defined handoff date. Here is the sequence we run when an owner moves a property to us; it works the same in reverse.
A competent new manager walks the property in the first two weeks, with photographs, so there is a baseline that does not depend on the old company’s report. The tenant gets a call or a visit, not just a letter. Maintenance requests go to the new intake from day one. Your first statement arrives at the end of the first full month and should reconcile to the penny against the deposit transfer and the rent received. If any of those four things does not happen, ask why.

Yes. The lease is between you and the tenant; the management agreement is between you and the manager. Ending one does not affect the other. The tenant simply gets a new address to pay rent to and a new maintenance contact.
