What will my Scottsdale home rent for?

Not what the listing sites say. Here is how a broker sets the number, and why the first two weeks on market matter more than the asking price.

The short version

Rent is set by the last ten homes like yours that leased, not by the ones still sitting.

Online rent estimators average what is listed, and what is listed skews toward homes that have not rented. A broker prices from what actually leased in the last 60 to 90 days within a mile or so, adjusted for the things a database cannot see: the condition of the kitchen, whether the pool is heated, which way the backyard faces in July, and whether the HOA allows rentals at all. Then the number is tested against the market, fast.

Scottsdale-area rents move with the season, the sub-market and the property type. The current 3-bedroom house median we track for Scottsdale is updated weekly, against a Phoenix figure of updated weekly — but a median tells you almost nothing about your street. It is the starting point of a range, not the answer.

We list at the recommendation, watch showings and applications for the first ten to fourteen days, and adjust once if the market tells us to. How accurate are Zillow or Rentometer rent estimates for Scottsdale?

Useful for a first look, unreliable for pricing. They average listings rather than leases, cannot see condition or HOA rules, and treat all of Scottsdale as one market. Use them to sanity-check a range, not to set the rent.

Should I price high and come down?

Usually not. A vacant week costs about 2% of annual rent, and a listing that sits gets fewer showings as it ages. Price at the comparables and adjust once, early, if the showings say so.

Does a pool raise rent in Scottsdale?

Yes, in most sub-markets, and it raises your costs too. Tenants expect the owner to pay for pool service. The net effect is usually positive for single-family homes and small for condos.

Is a furnished rental worth more?

In the winter season, often considerably; in summer, it may sit. Furnished and mid-term rentals are a different strategy with different turnover and management costs. We will tell you which fits your property.

How fast should a Scottsdale rental lease?

A correctly priced, properly prepared home in a normal season should draw qualified applications within the first two weeks. If it has not, the price or the make-ready is wrong, and it is better to know in week two than week six.
