How It Works

Scoped to the Property.

Most companies sell one package. Some owners genuinely need all of it. Plenty do not — they want the tenant found and then to run it themselves, or they self-manage but want maintenance and inspections off their plate. We quote the scope you actually want.

Tenant Placement Only

Marketing, showings, screening to the published standard, and the lease. Then it is yours to run. A one-time fee, quoted per property.

Maintenance & Vendor Coordination

You keep the tenant relationship and the rent; we handle dispatch, vendor supervision, and the after-hours calls. Billed at real cost with no markup.

Inspections Only

Move-in, move-out, and periodic condition inspections with photo documentation, on a schedule you set.

Full Management

Everything, for 7% flat with a $150 monthly minimum. Estates and portfolios quoted individually and frequently below that.

What is hybrid management?
You keep the parts you want to handle and we take the rest. Some owners want us to place the tenant and then run it themselves. Others self-manage day to day but want us handling maintenance dispatch and inspections. We scope it to what you actually need and quote that, rather than selling one package to everyone.
How is à la carte priced?
Quoted per service and per property. Tell us what you want covered and you get a written number for exactly that. If it later makes sense to move to full management at 7% flat, the change is straightforward.
Can I start à la carte and move to full management later?
Frequently how it goes. Owners often start with tenant placement or maintenance coordination, then move to full management once they see how much of their week it was taking.
Are concierge services only for luxury properties?
They are used most on estate and luxury properties and by owners who are away for stretches, but any owner can add them. Home watch during absences is the one most owners underestimate the value of.
Who actually performs the concierge services?
Vetted independent providers we coordinate and supervise — chefs, drivers, housekeeping, pet care, and the rest. They are scheduled and let in by someone accountable, and billed at their real cost.
Is there a minimum?
No. A single service on a single property is fine. The point of à la carte is that you buy what you need.
