What is sub-management?
You keep the client relationship and the management income. We do the work. Your company remains the owner's management company on paper and in the relationship; we operate the properties underneath at a negotiated wholesale rate.
Why would a management company do this?
Several reasons we hear regularly: a portfolio in a market where you have no people, growth outpacing your staffing, a principal who wants to step back without selling the book, or doors that cost more to service than they earn. Sub-management keeps the revenue and removes the operational load.
How is it priced?
A negotiated wholesale rate below our standard 7%, set against the portfolio size, the property type, the markets, and the scope you want us to carry. You retain the spread.
Do you approach my clients?
No, and it is written down before anything starts. A non-compete and non-solicitation agreement is signed as a condition of the arrangement. Your owners are yours.
What scope can you carry?
Anything from full operations — leasing, maintenance, inspections, rent, resident relations — down to specific functions like maintenance dispatch or turns only. It is scoped and quoted like any other engagement.
What about a company winding down?
We have taken portfolios from principals stepping back or exiting. Handled properly it is a transition rather than a disruption, and the owners often never experience a gap in service.
