Income & References

Documented income verified at three times the rent or better, employment or business confirmed, and prior landlords contacted directly rather than accepting a supplied phone number.

What is your screening standard?
A+ credit and verified household income of at least three times the monthly rent, plus a clean rental payment history, verified landlord references, and a background check. The same standard is applied to every applicant on every property.
Why publish the criteria?
Because applying the same written standard to everyone is how screening should be done, and publishing it means an applicant knows before they pay an application fee. It also means an owner knows exactly what was checked before they approve someone.
How is income verified?
Documented and verified directly rather than taken from the application. For self-employed applicants and those leasing through an entity or trust, we verify funds and the source properly instead of accepting a stated figure.
What does the background check cover?
A nationwide criminal search, eviction filings, and judgments. Criminal history is assessed individually rather than as an automatic bar, consistent with fair housing guidance.
Where does AI come in?
Applications are analyzed for inconsistencies and document fraud — altered pay stubs, mismatched employment records, patterns across a file that a manual read would miss. The technology flags; it does not decide.
