The Loop 101 sports and entertainment district around State Farm Stadium and Desert Diamond Arena produces event-driven retail, food and hospitality demand with extreme day-to-day variance; the Arrowhead trade area and the Bell Road corridor behave like conventional suburban retail; and Glen Harbor and the airport area are industrial and flex.

We manage multi-tenant centers, net-leased pads, small office and flex buildings, industrial condominium product and mixed-use retail. Event-adjacent tenancy needs percentage rent, sales reporting and parking terms written with care, because the traffic pattern is nothing like a normal neighborhood center.

Locally specific: Event-driven parking is the defining local issue. Shared parking fields near the entertainment district are governed by private agreements as much as by code, and a tenant who assumes unrestricted customer parking on a game day is in for a surprise. That belongs in the lease.

Why Commercial Is a Separate Practice

Commercial Is Not Residential.

Commercial property in Arizona is governed by a different body of law than residential, and most of the protections owners assume they have simply do not exist here. That is not a detail — it is the reason commercial management is a separate practice.

The broker signs every file.

A.R.S. § 32-2175 requires the designated broker to personally review and sign every nonresidential transaction file. You are not handed to an account coordinator, because the law does not allow it.

The tenant act does not apply.

A.R.S. § 33-1308 excludes nonresidential tenancies from the Arizona Residential Landlord and Tenant Act. The lease is very nearly the entire law of your relationship with the tenant — which is why abstraction and drafting carry so much weight.

Different remedies, exercised carefully.

A.R.S. § 33-361 permits reentry once a commercial tenant is five days in arrears and gives the landlord a lien on tenant property. Those are strong tools, and a self-help lockout while a tenant is still in possession is how owners turn a collection problem into a lawsuit.

CAM and tax have to be “additional rent.”

If the lease does not define CAM, taxes and insurance as additional rent, those amounts are difficult to recover in an eviction action. It is one clause, and it decides whether a year of CAM is collectible.

Commercial rent is still taxable.

Arizona’s 2025 residential rental TPT repeal did not touch commercial leasing. Commercial rent remains taxable at the state, county and city level, and the lease should make that tax recoverable rather than an owner expense.

Accessibility is a live risk.

Accessible parking counts, slopes, striping and signage are among the most frequently litigated items on Arizona retail property. We survey them early, because fixing them costs far less than answering a demand letter.

The designated broker reviews the property and the objectives personally. Arizona requires his signature on every nonresidential file, so the conversation starts with him rather than reaching him later.

How Commercial Pricing Works

Commercial fees are quoted per property, in writing, after we have seen the rent roll and the lease file — a single multi-tenant center and a single-tenant net-leased pad are not the same job. Leasing and renewal compensation is stated in the management agreement rather than discovered later. Routine maintenance invoices pass through at the vendor’s price, and Arizona’s R4-28-1101 requires prior written acknowledgment from you before we could be compensated for any goods or service beyond that — so nothing of that kind happens without your signature first.

Do you manage retail near Westgate and the stadium district?
Yes. Event-adjacent retail, food, beverage and service tenancy near the Loop 101 entertainment district, as well as conventional neighborhood centers in the Arrowhead trade area and industrial and flex product around Glen Harbor and the airport.
How should event traffic be handled in a lease?
Explicitly. Parking rights and restrictions on event days, hours, signage, and — where the tenant’s sales are genuinely event-driven — percentage rent with real sales reporting. Ambiguity in those provisions is where disputes start.
Is downtown Glendale different from the rest of the city?
Yes. Historic downtown and Catlin Court are small-bay, pedestrian retail with their own character and their own constraints — older buildings, tighter parking, and use and signage sensitivities that do not apply out on the Loop 101.
Do you handle ADA and accessible parking review?
On every commercial account, early. Accessible-space counts, slope, striping and signage are the most frequently litigated items on Arizona retail property, and correcting them before a demand letter arrives costs a fraction of what settling one does.
What insurance do you carry for commercial work?
General liability and errors and omissions coverage written to include commercial property management — a detail worth confirming with any manager you interview, because some E&O policies quietly exclude nonresidential work.
