Peoria’s commercial market splits neatly between the established Bell Road and 83rd Avenue trade area, the P83 district and Park West around the sports complex, and the newer retail pushing north along Lake Pleasant Parkway toward Vistancia. Each has a different tenant profile and a very different seasonality.

We manage multi-tenant neighborhood centers, single-tenant net-leased pads, small office, flex and medical office product, and mixed-use retail. The north Peoria growth corridor in particular is where owners buy pads ahead of the rooftops, which makes realistic lease-up assumptions essential.

Locally specific: Spring training pulls a real but temporary demand spike into the P83 and Park West trade area every February and March. Why Commercial Is a Separate Practice

Commercial Is Not Residential.

Commercial property in Arizona is governed by a different body of law than residential, and most of the protections owners assume they have simply do not exist here. That is not a detail — it is the reason commercial management is a separate practice.

The broker signs every file.

A.R.S. § 32-2175 requires the designated broker to personally review and sign every nonresidential transaction file. You are not handed to an account coordinator, because the law does not allow it.

The tenant act does not apply.

A.R.S. § 33-1308 excludes nonresidential tenancies from the Arizona Residential Landlord and Tenant Act. The lease is very nearly the entire law of your relationship with the tenant — which is why abstraction and drafting carry so much weight.

Different remedies, exercised carefully.

A.R.S. § 33-361 permits reentry once a commercial tenant is five days in arrears and gives the landlord a lien on tenant property. Those are strong tools, and a self-help lockout while a tenant is still in possession is how owners turn a collection problem into a lawsuit.

CAM and tax have to be “additional rent.”

If the lease does not define CAM, taxes and insurance as additional rent, those amounts are difficult to recover in an eviction action. It is one clause, and it decides whether a year of CAM is collectible.

Commercial rent is still taxable.

Arizona’s 2025 residential rental TPT repeal did not touch commercial leasing. Commercial rent remains taxable at the state, county and city level, and the lease should make that tax recoverable rather than an owner expense.

Accessibility is a live risk.

Accessible parking counts, slopes, striping and signage are among the most frequently litigated items on Arizona retail property. We survey them early, because fixing them costs far less than answering a demand letter.

How Commercial Pricing Works

Commercial fees are quoted per property, in writing, after we have seen the rent roll and the lease file — a single multi-tenant center and a single-tenant net-leased pad are not the same job. Leasing and renewal compensation is stated in the management agreement rather than discovered later. Routine maintenance invoices pass through at the vendor’s price, and Arizona’s R4-28-1101 requires prior written acknowledgment from you before we could be compensated for any goods or service beyond that — so nothing of that kind happens without your signature first.

Do you manage commercial property in north Peoria?
Yes — including the newer retail and pad product along Lake Pleasant Parkway and the Vistancia growth corridor, as well as the established Bell Road and P83 trade areas.
How do you underwrite a pad in a growth corridor with rooftops still coming?
Conservatively, and in writing. Lease-up timing assumptions, co-tenancy and anchor-opening provisions, and realistic tenant-improvement terms matter more here than anywhere else, because the trade area is not yet what the pro forma assumes.
Do you manage medical office?
Yes. Small and mid-size medical office and dental condominium product is managed on the same commercial platform, with attention to the additional life-safety, waste-handling and licensing requirements those uses carry.
What does the CAM reconciliation calendar look like?
Budgets before the year starts, monthly estimates billed with rent, and reconciliation delivered on the deadline the lease sets — commonly within ninety to a hundred twenty days after year end. That date goes on the calendar at onboarding, because a landlord who misses it can lose the right to bill the shortfall at all.
Will I work with a broker or with an account manager?
With the designated broker, directly. Arizona requires the designated broker to review and sign every nonresidential file personally — there is no version of this where you are handed to a call center.
